Using this site
By using this site you agree to use it lawfully and not to interfere with it, attempt to access another visitor's account, or submit false information. Accounts are personal to the person who created them.
Enquiries and availability
Submitting a trip request or an enquiry does not reserve a residence. A reservation exists only once we have confirmed the dates and the reservation has been paid for as agreed.
Bookings, deposits and balances
Each confirmed reservation carries its own agreement setting out the nightly rate, taxes and fees, the deposit that holds the dates, and the balance due before arrival. Payment is by the secure link we send. A reservation is not held until payment clears.
Cancellations and changes
What happens if you cancel, shorten or move a stay is set out in your booking agreement, which reflects the policies attached to that residence and season. Tell us as early as you can so we can look at what is possible.
Your conduct in the home
Residences are private homes in residential neighborhoods. Guest numbers must not exceed the agreed party, quiet hours and house rules apply, and damage beyond ordinary wear is charged to the guest responsible.
Our obligations
We prepare the home to the standard described in the listing, respond to reasonable requests during your stay, and arrange maintenance and housekeeping. Where a problem is outside our control — a storm, a utility failure — we work to restore the home and, where a stay is materially affected, offer a fair adjustment.
Homeowner services
Where we manage a home, our duties, the fee structure, and each party's responsibilities are governed by the written management agreement we sign with the owner. Those terms take precedence over this page for that relationship.
Liability
Nothing in these terms limits liability that cannot lawfully be limited. Otherwise, our liability for a booking is limited to the amounts you paid for the affected stay, and we are not responsible for loss of belongings, third-party services you arrange separately, or circumstances beyond our reasonable control.
Governing law
These terms are governed by the laws of the State of Florida, and disputes will be resolved in the courts serving Lee County, Florida.
